Asbestos Surveys

Following amendments to the Control of Asbestos Regulations, 2006 which states that all non-domestic premises have a duty to manage asbestos, you will be aware that we have been in negotiation with a fully accredited company, Asbestos Surveying Industries Ltd, to secure discounts for such surveys for practices within the Wessex LMCs area (and many thanks to all of you for completing the questionnaire we sent out earlier in the year to assess the potential need).  

The major points of note are that from 2006, premises are required to have had an appropriate survey undertaken in order to manage asbestos and if inspected by the HSE (Health & Safety Executive) and found to be lacking in this area, they may be subject to a substantial fine

There are 3 types of survey:

  • Type 1 Survey  (Type 1: purely a report without any sampling)  - this is being withdrawn in 2009 by the HSE as it is not fit for purpose
  • Type 2 Survey  (Type 2: Sampling of suspected material and report).  If there is no evidence of asbestos then no further action is required.  If the Survey shows presence of asbestos then an annual re-assessment is required
  • Type 3 Survey (Type 3: undertaken where any demolition/refurbishment i.e. invasive procedure takes place) does not exclude the practice from having to have a "Type 2 Survey" on the remainder of the premises.
    Practices who have undertaken major refurbishment programmes since 2003 where the work has included some demolition work to the existing  premises should be in possession of  "Type 3" survey documentation. 

In addition to a survey, the HSE have identified that to fulfil requirements, practices will be required to have at least one responsible officer.

Each practice will also be required to have a Policy and Procedure/Protocol for dealing with asbestos.

We are therefore pleased to inform you that we have managed to secure the following prices for Type 2 and Type 3 surveys:

  • Type 2 survey: £190.00 + £15.00 per sample taken plus VAT per building (normal cost would range from £300-£500)
  • Type 3 survey: £350.00 + £15.00 per sample taken plus VAT per building (normal cost range £500-£900)
